A Perfect Retirement Betty had been looking for the perfect retirement home for quite some time. Her daughter, who lived in the area Betty was looking to retire, was also looking for her, but both of them had no luck finding the perfect home. She had already sold her off-Cape home and was more than ready to move. Then Betty spotted a “For Sale” sign on a home just a few days after it was placed on the property. She called me immediately. Although she liked the location of the property, there were several things about the home she wanted to change. I helped Betty get in touch with a few experienced and cost-effective people to help renovate the home. Betty is now very happy with the ranch on the bay she calls home, not too far from her daughter. If you know of anyone looking for that “perfect retirement” home on the Cape, I may be able to help them too. Sometimes with a little vision and renovating, we can all have our dream home too.
Which One? Claudia and Steven had owned more than one home in the Maravista area and was undecided as to which home they should sell. They asked me to come up with a selling value on each home and an approximate time length on how long it would take for each home to sell. After analyzing the market, I made a recommendation to them on which of the two properties to sell. This home was only shown to two prospects before a sale was made. Besides being a very quick sale, they received very close to full price in this transaction. If you know of anyone in a similar situation, I may be able to help them too. The market values of homes are continually changing. Please do not hesitate to call me so I may help you, or anyone you know, place a value on your home if you are in the market to sell.
A Trouble-Free Sale?!? Tim and Susan lived in Connecticut and owned a property on Cape Cod. Yet even though they used this Cape property strictly as an investment rental property – it was a difficult decision to sell because it had been the very first in a long line of successful real estate homes they had owned. Being long distance absentee owners, they hadn’t seen the property in over 10 years. It had to be priced right, but first needed long over-due, and much needed renovations. Through my network of resources and dedication to my clients, I made the home ready for sale in short notice. The acceptance of one of three offers in four days made their decision to sell easier. They were very pleased with the near full price offer and subsequent trouble-free sale. If you or someone you know is in need of a relatively trouble-free sale, I may be able to help them too.
An Emotional Goodbye Katherine’s home had been in the family for years. The problem was she lived and worked in New Jersey. It was a sad decision, but it was time to sell the property. She needed to make the transition easy and carefree. She was also concerned with having to haul all the furnishings out of the home and ship them to storage in New Jersey. I suggested we sell the home furnished – minus the personal items – to make the move easier. Katherine loved the idea, although there was concern about the marketability of a furnished home. But in what seemed like no time at all, a couple from the west coast was thrilled to buy a turn-key, furnished property. If you know of someone in a similar situation, I may be able to help them too. If you have any friends off-Cape or on who are interested in buying or selling real estate, please do not hesitate to call.
Fell in Love Tom, a Cape Cod homeowner, fell in love with his home the first time he saw it. However, when he needed to sell the property, he realized the unusual style of the home was not suitable to everyone’s needs. The problem, as Tom’s realtor, was to find the right people for this out of the ordinary home. In spite of this difficulty and through my network of resources, I was able to find just those special people for his home within only three months. The buyers happened to be a newly married couple who “fell in love” with the home just as Tom had done. They wanted and needed the distinctive and large extra rooms when they eventually would start a family. If you know of anyone else who has an unusual real estate situation, please tell them to call me. I may be able to help them too.
Value for the Present and Future John and Marie needed a home that was located close to town. They were also first time buyers with a limited income and price range. After viewing several properties, I found a home that was perfect in size and price. They didn’t mind putting “sweat equity” and effort into their new prized possession. They realized this was the best value for the present and future. However, problems lay in the transaction. The house was part of an estate. As it happens many times, estates may have multiple sellers. In other words, the house was part of an estate owned by multiple siblings. There were numerous negotiating problems, which John and Marie would have found very difficult to do by themselves. Since I represented them as buyer clients, I used my experience to guide the transaction every step of the way – from the language of the contract to overseeing physical details, like the cleanup of leftover household furnishings. If you know of anyone else who is in need of caring buyer representation, please tell them to call me, I may be able to help them too. |
Fire At Will! Mike and Mary are siblings who owned a property in Maravista. They had heard so many of their friends say that once you sign a contract with a real estate broker, you basically never hear from them again. The more they talked, the more I realized they were very concerned about this issue. Consequently, I told them if they were that concerned about service, I would not only guarantee to keep in touch with them, but I also wrote across the contract that they could fire me with a 24 hour notice! I now call it my Easy Exit Listing Guarantee. And because of that guarantee, Mike and Mary’s level of comfort increased and contributed to our good relationship and smooth sale of their Maravista property in two months and within 2% of their asking price. If you know of anyone else who is in need of guaranteed services, please tell them to call me.
Closer to the Classroom Margaret was in a bind. She needed to sell her home because the driving time to her classroom each day was taking a toll on her and her wallet. Also, she needed some extra money from the sale to help with the moving expenses. And to top it off, she was afraid she would lose money on the sale of her home because she had only owned it for just a few years. As it turned out, Margaret did not have to worry. I was able to sell her home very quickly. Also, the property sold for almost $10,000.00 more than what she paid for it! This was certainly enough to cover her moving expenses as well as money towards another home closer to her classroom. If you know of anyone who would like to sell their home, but fear they will lose money on it because they have only owned it for a short while, I may be able to help them too.
I Found It! For several months I had been working with Michael and Cynthia, a couple of off-Cape school teachers who were looking to purchase a four bedroom Cape in the Maravista area. The problem was that the inventory was very slim, which made it extremely difficult to find their special home for them. Because I already knew what this couple wanted in a home, I called them immediately when a property of their interest came up for sale. They were among the very few people who saw the property first. They made a fair offer and … Voila! The home was theirs. By knowing exactly what my clients are wanting and needing from a new property, I can better serve them. Let me better serve someone you know who is in the market to buy or sell real estate.
Slipping Away After years of doing their own searching, I helped the O’Brien’s find their ideal home. This couple had been looking for a home for several years and the market was “slipping away” from their ideal purchase price. They called me after seeing one of the many inventory signs posted throughout the town. I put them on my prospect list at once. I maintained contact with this couple through email and faxes many times during the day and evening. It wasn’t long before I was able to call them with the ideal home for their means. If you know of anyone who is looking for a home but feels it “slipping away” because of the market prices, I may be able to help them too.
Before School Starts Barbara and her daughter lived in a home that was too big for just the two of them. They needed to downsize to make living more affordable. But the problem was they were running out of time. Barbara really needed to sell and move before the new school year began so her daughter could start in the new school on time. Also, she really didn’t want to move before the house was sold because she couldn’t afford to have a vacant property. Realizing how important time was for Barbara, my main goal was to match a buyer with this seller immediately. Before long, a family moving back into the area, fell in love with the size and uniqueness of the home. The sale was made and Barbara and her daughter moved into their new home all before the beginning of the new school year. Everyday I match my client’s interests with what is available on the market. If you know of anyone who is in a bind to sell their home immediately, and they need that perfect family to come along, I may be able to help them too.
Affordable Getaway Not too long ago, I helped a young couple find an affordable second home close to the water. Peter and Kathy, along with their two young children, wanted an affordable getaway near the beach. Because the children were just toddlers, they didn’t want to have to travel far to enjoy the best Cape Cod has to offer – it’s shoreline. They also preferred the amenity of being close to town.
I was able to find a small, two bedroom ranch in the Maravista area just four houses from the bay beach. It was the perfect solution. They close up their summer getaway in the off-season to avoid any winter worry. But when in town, they love the closeness to everything. If you know of anyone looking for that affordable getaway, I may be able to help them too. |
